However, what promises to be the new hub is the Jumeirah Park Pavilion, a community center dedicated to its residents. Due to open in a couple of months , it is expected to host a department store, a clinic, an exchange house and shopping outlets besides several restaurants and coffee shops.

It will be worth mentioning that the Jumeirah Park developer planned expansive parks and jogging tracks to enable its residents to take advantage of the great outdoors. The roads lack signage at the moment, but steps are being taken to address this issue by the end of this year. Security is a prime concern; hence, the gating of the community is also underway.

Vast improvement in Jumeirah Park!

Landscaping within the Jumeirah Park community has come a long way since I first arrived in Dubai and upon entrance to the community and you really get a ‘buzz’, that Jumeirah Park is something special. Henna, last month, mentioned the finished park in Package 1 and also the expected timeline for completion for the other packages within the community.

The apparent work being carried out on the community centre facilities, Open Park and play areas is something welcomed by many already living in Jumierah Park and those considering a move from older communities such as The Springs and The Meadows. Culminated with the imminent announcement of Dubai as the winner of Expo2020, it is evident that there is a strong driving force in such a prime location as Jumeirah Park. Add in the recent changes with mortgages and the slight increase from 2% to 4% in transfer fees, the Dubai property market will only benefit by the additional stability.

Prospective buyers and tenants interested in this flourishing community should be taking advantage of the good prices on offer in the market at the moment. Dubai continues to attract both local and overseas investment and this was reflected in the recent Property Stats published by Dubizzle. It clearly shows that from Q1 to Q3, average prices for a 4 bedroom villa soured 22%, with a similar expectation for the 3 bedroom villas in the next 12-24 months both for sale and lease.
